ZWEI HOCH FÜNF has been designed and planned strictly according to modern ecological and architectural criteria.
The first inner-city timber-hybrid office building in the heart of Stuttgart. Located in a prime position on Königstrasse and with excellent transport links, ZWEI HOCH FÜNF offers the latest and greatest in health, mobility and sustainability at the workplace.
Timber-hybrid construction combines the strengths of wood with the advantages of concrete and steel. Local wood, as a renewable and carbon-neutral building material, is more sustainable than any other resource, because it is climate-neutral overall. For example, in ZWEI HOCH FÜNF, the systematic use of wood for the storey ceilings means around 45% less concrete is used compared with a slab-and-girder construction. Resource-saving timber-hybrid construction creates a distinctively comfortable indoor atmosphere and contributes significantly to sustainable climate protection.

Sustainability
ENVIRONMENT X HEALTH
A building is more than the sum of its construction materials. ZWEI HOCH FÜNF is resolutely geared towards sustainability and is therefore the key to an ecologically oriented environment. Innovative ideas inspired by everything from construction to the cycle of nature help reduce resource demand and CO2 emissions considerably.
The building’s annual energy consumption, at around 53 kWh/m2a, is below legal requirements. By comparison, existing buildings with identical usage concepts consume around 213 kWh/m2a, which is around 75% more than the envisaged energy consumption of ZWEI HOCH FÜNF. In addition, the systematic use of wood in support structures, windows and lightweight timber-concrete composite slabs saves considerably on bulk. Exposed-wood surfaces in office areas create a pleasant working environment as well as a healthy indoor atmosphere.
Smart ventilation management, from the basement to the roof terrace, ensures comfortable temperatures and fresh air. If, for example, it’s warmer inside than out at night during the height of summer, the natural chimney effect of the interior atrium and the mechanical ventilation system together create a consistent airflow to prevent internal spaces from overheating. Active energy management and outstanding ambience go hand in hand.

The overall sustainability concept encompasses outdoor oases of lush greenery, a natural light-filled courtyard at the heart of the building, beehives on the roof, smart building automation and bicycle parking spaces in the cellar equipped with e-charging points.

NATURAL LIGHT X QUALITY OF LIFE
It is evident from the very first glance at the elegant architecture of this timber-hybrid building that its overarching themes are transparency, openness and light.
The entire building is flooded with natural light. To ensure that the interior spaces also benefit from natural light, floor-to-ceiling windows in every office allow it to flood in during the day. In addition, cascade-like atriums enable sunlight to reach the areas in the centre of the building. ZWEI HOCH FÜNF has therefore managed to create a natural connection between the inside and the outside world that has a positive effect on the well-being and productivity of its users.
